The three-month average of home sales reached 756 homes per month, compared to 745 homes per month one year ago. When adjusted for seasonal trends, the twelve-month average remained steady at 622 sales per month, highlighting continued buyer confidence in the market.
Total monthly sales volume exceeded $708 million, surpassing last year's total of approximately $698 million.
Inventory Creates More Opportunities
Inventory levels continue to provide buyers with more choices than we've seen in recent years.
At the end of May, there were 3,358 homes available for sale throughout the Coachella Valley. The market currently sits at approximately 5.4 months of inventory, which is generally considered a balanced market.

Homes Continue to Sell
The median time on market remained unchanged from last year at 49 days, demonstrating that well-priced homes continue to attract buyers.
Sellers are currently achieving:

Additionally, approximately 9.6% of homes sold above asking price, compared to 10.6% during the same period last year.
