As we head into the summer season, the Coachella Valley real estate market continues to demonstrate stability and resilience. While home prices have adjusted slightly in some segments, buyer activity remains consistent and inventory levels continue to offer opportunities for both buyers and sellers.

Whether you're considering selling your home, searching for a desert retreat, or investing in luxury real estate, understanding current market conditions is key to making informed decisions.

Home Prices Remain Steady

The median price for a detached home in the Coachella Valley ended May at $675,000, representing a modest 3.6% decrease compared to the same time last year.

Attached homes, including condominiums and townhomes, continued to show strength, with a median sales price of $490,000, an increase of 2.1% year-over-year.

While pricing has softened slightly in certain areas, overall values remain strong across the Valley, particularly in highly desirable communities with limited inventory and strong lifestyle appeal.

Buyer Demand Remains Consistent

Sales activity continues at a healthy pace throughout the Coachella Valley.

The three-month average of home sales reached 756 homes per month, compared to 745 homes per month one year ago. When adjusted for seasonal trends, the twelve-month average remained steady at 622 sales per month, highlighting continued buyer confidence in the market.

Total monthly sales volume exceeded $708 million, surpassing last year's total of approximately $698 million.

Inventory Creates More Opportunities

Inventory levels continue to provide buyers with more choices than we've seen in recent years.

At the end of May, there were 3,358 homes available for sale throughout the Coachella Valley. The market currently sits at approximately 5.4 months of inventory, which is generally considered a balanced market.

This balance creates opportunities for buyers to evaluate options carefully while still rewarding sellers who position their homes strategically.

Homes Continue to Sell

The median time on market remained unchanged from last year at 49 days, demonstrating that well-priced homes continue to attract buyers.

Sellers are currently achieving:

  • 97.1% of asking price for detached homes
  • 96.7% of asking price for attached homes

Additionally, approximately 9.6% of homes sold above asking price, compared to 10.6% during the same period last year.

Today's market rewards preparation and strategy.

While buyers may have more options than they did a few years ago, homes that are priced correctly, professionally marketed, and presented well continue to generate strong interest.
