We do not send an automated figure, because in these communities an automated figure is close to meaningless. Two homes of similar size on the same street can differ substantially depending on orientation, view corridor, course frontage, elevation and how much of the structure the association maintains. Club membership is usually separate from ownership. And inventory is thin enough that an algorithm may be working from very few genuine comparables. Why the number is not the point

Every seller wants a figure, and the figure is the least useful part of this exercise.

Across five private La Quinta communities over the six months to July 31, 2026, homes that sold closed at between 92 and 97 percent of asking. Homes that did not sell were sitting for six to nine months. At Andalusia at Coral Mountain, the median closed sale took 70 days while homes still on the market had been listed a median of 197 days. Same community, same period.

The gap between those two outcomes is not usually about the house.

It is about where the price started, and about the things a photograph does not show: which way the terrace faces, what sits beyond the property line, whether the association maintains the roof or you do.

An automated estimate cannot see any of that. It is working from square footage, bedroom count and whatever sold nearby, in a market where the property next door may be a fundamentally different asset.

Why not just use an instant estimate?

Automated valuations work well where homes are broadly comparable. Is there any obligation?

Do I have to be thinking about selling?
