The short version
Indian Wells occupies a compact part of the Coachella Valley, but the homes within it vary a great deal. A contemporary residence at Toscana, an individually sited estate at The Reserve, a legacy property at Eldorado and a golf course home at Indian Wells Country Club all carry an Indian Wells address, and none of them offer the same architecture, membership structure or ownership experience. The address narrows the location. It does not finish the decision.

Two communities, a mile or so apart, behaving quite differently. Twenty two sales at Toscana against five active listings is roughly a month and a half of supply. Six against six at The Reserve is about six months. A buyer at Toscana is choosing between several homes; a buyer at The Reserve is usually waiting for the right one.
Indian Wells is not a market where citywide averages tell you anything.
A period with several estate sales at The Vintage or Eldorado produces a very different median from one dominated by golf course homes or villas. Comparable sales should be selected at community, property type and often street level.

Not every buyer wants a club. The city also contains gated and non gated neighborhoods that provide an Indian Wells address without placing membership at the centre of daily life. Note that no club membership required does not mean no association, unrestricted rentals or lower maintenance. Each property needs reviewing individually.
Three things buyers get wrong here
Treating the home and the membership as one transaction. They may be related but they are rarely the same. Depending on the community, membership may be required or optional, several categories may exist, a waitlist may apply, and the seller’s membership may not transfer. Obtain current written terms from the club before an offer, not from the listing description.
Assuming the largest home is the most valuable. At Toscana, homes built from 2014 onward averaged around $1,029 per square foot against $776 for the 2004 to 2010 stock, and sold in half the time. A smaller turnkey residence frequently achieves more per foot than a much larger property needing work.
Assuming an address explains the lifestyle. The city is compact, but a home in an active golf community offers a different daily experience from a private non club estate or a lock and leave villa.
Orientation and homesite
Position matters as much here as anywhere in the Valley, and more than most buyers expect.
Mountain views range from a framed glimpse to an uninterrupted panorama, and the direction affects light, shade and how the outdoor rooms are used through the day.
Fairway frontage is not automatically superior. Position relative to landing areas, cart paths, tees, greens and maintenance routes affects privacy, noise and exposure considerably.
Sun exposure. A west facing rear yard delivers dramatic sunsets and stronger afternoon heat. North and east facing outdoor areas are gentler in the warmest months while often holding longer views.
Elevation. At The Reserve in particular, small changes in grade materially affect view, privacy and value.
And a prestigious community name does not cancel out a busy interior road, gate traffic or nearby service access.
Short term rentals
New permits generally carry a minimum stay of 29 consecutive nights, reduced to seven nights during the designated BNP Paribas Open period. A City licence and permit are required, alongside occupancy, parking, noise, local contact and transient occupancy tax compliance.
A qualifying association or common interest development may opt out of the City’s minimum stay requirement, though that is the association’s decision rather than an individual owner’s, and it does not remove the licensing obligation. Association rules may also be more restrictive than the City ordinance.
Note that The Reserve straddles the Indian Wells and Palm Desert boundary, and Palm Desert regulates differently. Establish which city governs a specific parcel before making assumptions. The city itself
Indian Wells is quieter and more residential than its neighbours, and deliberately so. There is no downtown, which is closer to a design decision than an omission. Errands mean a short drive to Palm Desert or La Quinta, and El Paseo is minutes away. Social life tends to organise around a club, a resort or a circle of friends rather than a district.
The BNP Paribas Open at the Indian Wells Tennis Garden each March is the city’s defining event and one of the largest tennis tournaments in the world outside the majors. For two weeks Indian Wells is the busiest place in the Valley. The rest of the year it is among the quietest.
Homeowners may also qualify for the city’s Resident Benefit Card, which has historically included preferred access or pricing at the city owned Indian Wells Golf Resort, participating resort properties and the tournament itself. For buyers who expect to use those amenities or host frequent guests, it is a meaningful ownership consideration. Benefits and fees are established annually.

How does Indian Wells compare to La Quinta?
Variety against consistency. La Quinta contains genuinely different neighborhoods, price points and property types within one city, from the Cove against the mountains to six private clubs in the southeastern corridor. Indian Wells is smaller, more resort oriented and centrally positioned, with an established club inventory and no downtown. Differences between communities within either city are frequently larger than the differences between the cities themselves.
Is Indian Wells good for a second home?
Particularly well suited to it. The private communities, resort amenities, golf, tennis and central access to Palm Desert and La Quinta all support seasonal ownership. The right property depends on how often you will visit and how much maintenance you want to manage remotely. A large custom estate offers privacy and space but requires oversight. A villa simplifies ownership at the cost of architectural individuality.
Where to start
Not with a bedroom count. Start with how you want to live here: whether golf structures the day or sits nearby, whether you want an active social calendar or privacy, whether the home will be occupied full time or for a few weeks, and how much maintenance you are willing to manage remotely.
Those answers narrow Indian Wells considerably before anyone tours anything.
