La Quinta holds the highest concentration of private golf communities in the Coachella Valley, set against the Santa Rosa Mountains, which rise immediately behind the city rather than sitting on the horizon. It is not one market. Across five private communities over the six months to July 31, 2026, median closed prices ran from $2,630,000 to $14,500,000, and inventory ranged from roughly two weeks of supply at The Hideaway to about seven and a half months at Andalusia at Coral Mountain. Choosing the community matters more than choosing the house, because membership structure, association dues and rental eligibility differ completely between them.

Read the first two columns together. Fourteen sales at The Hideaway against one active listing is roughly two weeks of supply. Eight sales at Andalusia against ten actives is about seven and a half months. Those are opposite markets within the same city in the same month, and a buyer in one has almost nothing in common with a buyer in the other.

Two homes at the same price in the same La Quinta community can live entirely differently.
Orientation, view corridor, course frontage, elevation and where the afternoon sun falls decide it, and none of that is visible in listing photographs. Walk a property at the hour you would actually use the terrace.
Three things buyers get wrong here
Assuming a home comes with golf. In most La Quinta private communities, ownership and membership are separate decisions with separate costs. At PGA WEST the association states this to its own owners directly. At Tradition and The Quarry the reverse applies: you can join without owning. Confirm the position with each club before you offer.
Assuming a property can be rented. The City has prohibited most new short term vacation rental permits outside specifically exempt areas since May 20, 2021. Comparing communities on price per square foot. Between communities that figure mostly measures how much of the structure the association maintains. Within one it mostly measures size. Neither tells you whether a house is well positioned.
Why people want to live here
La Quinta is often called the Gem of the Desert, but what actually makes it desirable is a combination of natural beauty, privacy, recreation and an unusually polished residential lifestyle. It is quieter and more residential than Palm Springs, while still giving residents access to the restaurants, culture, events and amenities of the wider Coachella Valley.
The mountains are part of everyday life
The Santa Rosa Mountains do not merely sit in the distance here. They surround many La Quinta neighborhoods, frame the golf courses and create dramatic views from homes, patios and walking trails.
In areas such as La Quinta Cove, residents can leave their front door and reach trails within minutes, including the Bear Creek and Cove Oasis routes. Bighorn sheep are a regular sight on them. That immediacy is unusual even by Valley standards. It also gives La Quinta a sense of enclosure and calm that is difficult to reproduce elsewhere in the desert, and it is a large part of why buyers who tour several cities tend to choose this one.
Several very different versions of desert living
La Quinta is not one uniform housing market, and that range is a large part of its appeal. Buyers can choose among:
- Charming homes and mountain adjacent streets in La Quinta Cove
- Resort and lock and leave residences
- Established golf course communities
- Guard gated country club neighborhoods
- Large custom estates and private compounds
- Equestrian and estate properties near the eastern edge of the city
That spread allows one city to serve full time residents, seasonal owners, retirees, families, golfers and buyers looking for a private second home, which is unusual and is why the market figures above vary so widely from one community to the next.
Golf is a lifestyle here, not simply an amenity
La Quinta has become internationally associated with golf through PGA WEST and the historic La Quinta Resort, and across the city golf is usually paired with fitness, tennis, pickleball, dining and year round social programming.
For many owners the attraction is less about playing every day and more about living within a beautifully maintained environment, having a built in social community, and looking out across fairways, lakes and mountains rather than at a neighbor’s wall. Greater Palm Springs has more than 100 golf courses, and La Quinta is among its principal destinations.
A town center, not a shopping district
Old Town La Quinta functions as a genuine center rather than a retail development, with restaurants, galleries and a seasonal farmers market. It is one of the few places in the Valley where residents from several different communities routinely run into one another.
The calendar
The American Express brings PGA Tour golf to PGA WEST each January, and the La Quinta Art Celebration runs each March. Both fall inside the season, which is when the city is at full strength.
Worth knowing before you buy: a large share of the private club housing stock is seasonal, occupied from roughly October through April. That shapes the character of some communities considerably, and a street that feels lively in February can be very quiet in August.
Close to the equestrian corridor
