The short version

Palm Desert real estate is difficult to describe as a single market because it is not one. A contemporary estate at BIGHORN, a John Elgin Woolf residence at Marrakesh, a golf course home at Indian Ridge, a hillside property in south Palm Desert and a condominium minutes from El Paseo all fall within the Palm Desert housing market while offering completely different ownership experiences. That range is the point. The city sits near the geographic centre of the Valley and combines private golf communities, established neighborhoods, luxury estates, condominiums and the desert’s strongest shopping and dining district. For buyers who want access to more of the Valley without making a country club the centre of every decision, Palm Desert is often where the search becomes interesting.

Now notice what those numbers do not tell you.

Detached and attached homes in Palm Desert are trading at almost exactly the same price per square foot, $316 against $317, despite a $189,000 gap in median price. The citywide figure is measuring size, not value.

And it conceals more than that. Over the six months to August 4, 2026, BIGHORN Golf Club closed at a median of $5,700,000 and $1,056 per square foot. That is more than three times the citywide figure per foot, in the same city, over the same period.

Several high value estate sales in south Palm Desert can move a citywide median without saying anything useful to a buyer considering a villa, a condominium or a golf course residence elsewhere. The reverse is equally true: a quarter dominated by attached sales makes the city look softer than any individual community actually is.

Comparable sales should be selected by community, property type and location rather than by Palm Desert postcode.

The private communities

BIGHORN Golf Club

At the upper end of the market, and one of the Valley’s most recognisable private clubs. Two eighteen hole championship courses: the Mountains by Arthur Hills and the Canyons by Tom Fazio, linked by a cart tunnel beneath Highway 74. Golf members play without tee times.

Residentially it runs to contemporary architecture, substantial custom estates and elevated homesites where view corridor and position affect value considerably. Ironwood Country Club

Set against the mountains in south Palm Desert, with a broader range of property types than a single residential formula. Buyers find everything from lower maintenance residences to custom homes and estates, across two eighteen hole courses and an established golf and social programme.

It suits buyers who want the south Palm Desert setting and private club life while retaining more choice in size, architecture and price point.

Marrakesh Country Club

One of the most visually distinctive communities in the Valley. A 155 acre private club containing 364 residences, designed by John Elgin Woolf, whose Hollywood Regency influence gives it an architectural identity that is immediately recognisable. Fourteen pools across the residential setting, alongside the golf club and clubhouse.

Marrakesh appeals to a buyer who cares as much about design, scale and atmosphere as square footage, and it should be evaluated differently from a newer golf community. Architectural integrity and renovation quality carry outsized weight here.

Indian Ridge Country Club

One of the larger private club communities in Palm Desert: roughly 640 acres containing 1,068 homes across two Arnold Palmer Signature courses.

That scale produces a wider range of floor plans and locations than buyers expect. Golf frontage alone does not make two Indian Ridge properties comparable. View orientation, interior location, renovation level and proximity to amenities change the experience materially.

Stone Eagle

The outlier. Rather than a large scale residential golf development, it is built into the foothills above south Palm Desert around a Tom Doak private course. The residential component is very limited relative to most Valley clubs, which makes it a different proposition for buyers wanting privacy, elevation and a less conventional desert golf setting.

Which Palm Desert do you want

The first decision here is not which house you like. It is which part of the city.

South Palm Desert Runs toward the Santa Rosa Mountains and holds many of the city’s most established luxury neighborhoods and private clubs. The closer you move toward Highway 74 and the foothills, the more topography drives views, privacy and value.
Central Palm Desert Puts El Paseo, Highway 111, restaurants, galleries and everyday services closer to daily life.
North Palm Desert Considerably developed, with easier access to Interstate 10, newer residential communities and destinations elsewhere in the Valley.

For a full time resident those distinctions affect errands and commuting. For a second home owner they affect something different: what you can conveniently do once you arrive.

El Paseo changes the ownership experience

Palm Desert has something several neighbouring cities do not: a genuine commercial and social centre. El Paseo runs nine blocks in the heart of downtown, between Highway 74 and Portola, with more than 300 shops alongside restaurants, galleries, boutiques and design businesses. Locally it is called the Rodeo Drive of the Desert, and the mile long strip carries one of the largest concentrations of art galleries anywhere in Southern California.

Three districts sit within it. The Gardens on El Paseo holds Saks Fifth Avenue and the designer names. El Paseo Village includes a sizeable Apple store and Trina Turk. And The Shops on El Paseo anchor the west end. A free courtesy cart runs the length of it from October through May.

The district also carries an events calendar the rest of the Valley does not: Fashion Week El Paseo, the Palm Desert Food and Wine Festival, the Golf Cart Parade, and a rotating sculpture exhibition along the median.

All of which matters more to a residential buyer than it appears on a map. For someone who wants to leave the car occasionally, meet friends for dinner or live close to retail and services, proximity to El Paseo becomes a meaningful part of the search. A buyer who intends to spend most days at a private club may assign it almost no premium.

Neither approach is wrong. They simply produce different Palm Desert searches.

And something genuinely new

DSRT Surf opens in Palm Desert in summer 2026, on roughly seventeen and a half acres beside the Desert Willow golf courses. A 5.5 acre Wavegarden Cove lagoon running 52 wave making modules, capable of up to 1,000 waves an hour across four distinct surfing areas, with seventy surfers of different abilities able to use it at once.

Phase one is the lagoon and a leisure pool. A later phase brings a 139 key hotel, 57 private villas, restaurants, yoga and pickleball. Those villas are the residential component, and they make this a property question rather than only a lifestyle one.

It joins Palm Springs Surf Club, which has been operating since 2024, giving the Valley two engineered surf destinations more than 100 miles from the Pacific.

Whether proximity to a wave lagoon holds value is genuinely unknown.

Golf frontage has fifty years of evidence behind it. This has none, because no surf adjacent property in the Valley has traded twice. That is not an argument against it. It is an argument for pricing the uncertainty rather than assuming it away.

Three things buyers get wrong here

Assuming Palm Desert is one price point. It is among the widest ranging markets in the Valley, with accessible condominiums and attached residences minutes from multimillion dollar custom estates. That makes a citywide median particularly easy to misuse.

Comparing clubs by golf alone. Two clubs can both offer excellent golf and provide entirely different ownership experiences. BIGHORN, Ironwood, Marrakesh and Indian Ridge vary considerably in residential density, architecture, club culture, home types and setting. Start with how you expect to use the club rather than how many holes it has.

Ignoring what happens outside the gate. Palm Desert is unusually strong for buyers who want both private community living and convenient access to the rest of the Valley. A spectacular house can still be the wrong house if its location produces the opposite life from the one you came here for.

Orientation and homesite

The topography changes substantially from north to south. In the foothill communities, elevation creates dramatic differences in view and privacy between homes only a few streets apart.

Elsewhere orientation still matters. A west facing rear yard produces extraordinary sunset views and substantially stronger afternoon sun. North and east facing outdoor spaces are easier to use in the warmer months.

Golf frontage deserves the same scrutiny. Position relative to tees, greens, landing areas, cart paths and maintenance routes affects privacy, activity and noise considerably.

The mountain view in a listing photograph should never be considered on its own.

Ask where the sun will be at four in the afternoon in June. That is usually the more useful question.

Architecture matters here

Palm Desert holds a broader architectural mix than buyers expect: substantial contemporary estates, classic desert ranch homes, midcentury influenced residences, golf villas and newer construction.

Marrakesh is the clearest case of a community where the architecture is itself the buying proposition. Its John Elgin Woolf pedigree gives it an identity fundamentally different from a newer planned development.

Elsewhere renovation quality becomes the variable. A beautifully updated older home competes differently from an original condition property even when square footage and homesite look similar on paper.

Short term rentals

Palm Desert defines a short term rental as a stay of 27 consecutive nights or fewer, requires an annual permit, sets a minimum booking of three days and two nights, and requires homes within an association to hold a current letter confirming rentals are permitted under its rules. Eligibility also depends on the property’s zoning.

Do not assume that because one property in a community has historically been rented short term, another carries the same eligibility. Before relying on rental income, confirm the property’s current eligibility, whether a permit is available or transferable, minimum stay requirements, association restrictions, occupancy and parking rules, and any transient occupancy tax obligations.

Note that the neighbouring cities regulate quite differently. Indian Wells imposes a 29 night minimum with a seven night exception around the BNP Paribas Open, and La Quinta operates a permanent ban on most new permits outside specifically exempt areas. The city itself

Palm Desert is one of the Valley’s most practical places to live, which sounds less glamorous than mountain views and private clubs and is one of the reasons people stay.

El Paseo gives the Valley one of its primary luxury shopping and dining districts. The Living Desert Zoo and Gardens sits in south Palm Desert on Portola Avenue, a non profit zoo and botanical garden established in 1970 across roughly 1,200 acres, most of it left in its natural state. It holds more than 450 animals and 1,600 plant species, including peninsular bighorn sheep, and has been rated among the ten best zoos in the country. Indian Wells and Rancho Mirage are immediately adjacent, and La Quinta and Palm Springs remain readily accessible. From summer 2026 the city also holds DSRT Surf, beside the Desert Willow courses.

For a full time resident that centrality is useful. For a second home owner trying to see friends scattered across five desert cities in one weekend, it is more useful still.

Ironwood offers two courses and a wider range of residential options in south Palm Desert. Marrakesh is distinctive for its John Elgin Woolf architecture across 364 residences on 155 acres. Indian Ridge is larger, with 1,068 homes across roughly 640 acres and two Arnold Palmer Signature courses. Stone Eagle is much smaller and more topographically dramatic, built around a Tom Doak course in the foothills.

Is Palm Desert good for a second home?

Particularly so. The central location, the range of gated and country club communities and the proximity to El Paseo all suit seasonal ownership. The more important decision is property type. A custom estate offers privacy and individuality but needs oversight. A condominium or villa simplifies seasonal ownership considerably. A club residence makes sense when the club will be a meaningful part of how you spend time.

Is Palm Desert better than Indian Wells?

They solve different problems. Indian Wells is smaller, quieter and more consistently resort oriented. Palm Desert offers considerably more variety in neighborhoods, price points, property types, restaurants, retail and club choices. But the better comparison is usually not city against city. It is BIGHORN against The Reserve, or Ironwood against Indian Wells Country Club, or a south Palm Desert residence against a non club Indian Wells home.

Do I have to join a country club to live in Palm Desert?

No. The city contains a large number of gated and non gated neighborhoods outside private clubs. Even within golf communities, ownership and membership structures differ. At BIGHORN, membership is available to property owners only and is described as non equity, non voting and non transferable. Never assume that buying a residence includes a golf membership or that the seller's membership transfers. Confirm current terms with the club before an offer.

Do you want golf to organise your social life or simply be nearby? Do you want to be close to El Paseo or tucked against the mountains? Would you rather have a custom estate, a detached residence or a lock and leave property? How much do mountain views matter? And will this be a primary residence, a seasonal home or an investment?

Those answers eliminate half of Palm Desert before you tour the first house.
