Where you work changes where you should live
The Valley’s three principal hospitals sit at different ends of it. A commute that looks trivial on a map is not trivial at six in the morning, and it is a different proposition again on a call schedule.

Eisenhower is the largest of the three, a not for profit teaching hospital on a 106 acre campus with 437 beds and outpatient centres across the Valley, including one in La Quinta. It runs accredited graduate medical education programmes, which matters if you are arriving as a resident or fellow rather than an attending. Desert Regional and JFK Memorial both operate within Desert Care Network.
Eisenhower’s central position is worth noticing. It is the one appointment where the hospital does not substantially dictate the neighborhood, which means you can choose on other criteria: schools, a full time community, a club, or simply the house you prefer.
JFK is the one that opens up the private golf communities. Most of them sit in the southeastern corridor of the Valley, within easy reach of Indio and not of Palm Springs.
Permanent appointments
A healthcare professional relocating for a permanent position is buying a primary residence, and almost everything about that search differs from the second home purchases this market is built around. That applies whether you are a surgeon arriving with a family, a resident or fellow starting out, a nurse practitioner, a therapist or hospital leadership.
Seasonal communities are the first thing to understand
A large share of the Valley’s private club housing stock is seasonal, occupied roughly October through April. That shapes some communities considerably: a street that feels lively in February can be very quiet in August.
For a second home owner that is fine and sometimes the point. For a household living here year round it is a genuine consideration, particularly with children.
A community with a substantial year round resident base is frequently the better fit, though that depends on the household, the amenities you want and how you prefer to live. Some buyers deliberately choose a quiet private club community and are happy in it. The point is to make the choice knowingly rather than discover it in July.
And the summer is not a detail
A seasonal owner avoids it. A working physician does not.
Orientation matters more here than in a temperate climate. A west facing terrace produces extraordinary sunsets and considerably more afternoon heat. North and east facing outdoor space stays usable later into the season. Whether a pool has a chiller decides whether it is usable in August. HVAC age and redundancy matter more than they would elsewhere.
Those are not luxuries in this context. They decide whether a family enjoys living here.
Travelling and temporary assignments
Nurses and locum physicians on shorter contracts face a different question entirely, which is whether to buy at all.
For a single thirteen week assignment, the honest advice is usually to rent.
Furnished mid term rentals exist here precisely because that timeframe is common, and a purchase rarely makes sense for one contract. We would rather tell you that and be useful to you in two years than sell you something that does not suit the situation.
Where the calculation changes is when an assignment is likely to extend, repeat, or convert to something permanent, or where you expect to return to the Valley regularly. Those are real cases and ownership can make sense earlier than it appears.
Furnished properties matter particularly here. A furnished purchase removes the cost and logistics of a move that may not be permanent, and a meaningful share of desert properties trade that way.

Understanding the differences between communities before you commit to anything is free, and it means that if the assignment does convert you are not starting from nothing.
Finding a home before you arrive
Most people relocating for an appointment have to decide before they have spent any real time here.

Buying without seeing a property in person until the final walkthrough is possible and happens here. It works when someone on the ground is reporting honestly rather than selling.
The part that is not the house
Someone arriving for a new appointment is doing two hard things at once, and the second one usually gets no help at all.
Introductions to the people you will need: contractors, landscapers, pool service, someone to look after the house. Schools, if children are arriving. An honest view on which neighborhoods work for a call schedule and which look fine on a map. Where to find the things you assumed meant driving to Palm Springs.

Where should I live if I am working at Eisenhower Health?
Eisenhower is in Rancho Mirage, which is central, so it works from a wider range of places than the other two. Rancho Mirage itself, Palm Desert, Indian Wells and much of the mid Valley are all reasonable. From La Quinta or Indio it is a real commute but a manageable one. That breadth is genuinely useful: it means the hospital does not dictate the neighborhood, and you can choose on other criteria.
Where should I live if I am at JFK Memorial in Indio?
The east end. Indio itself, La Quinta and Bermuda Dunes are all close, and JFK puts most of the private golf communities within easy reach, which is not true of the other two hospitals. If a club community matters to you and you are working at JFK, that combination works particularly well.
Where should I live if I am at Desert Regional in Palm Springs?
The west end. Palm Springs and Cathedral City are the practical choices, and Rancho Mirage is workable. From La Quinta or Indio, Desert Regional is a genuine commute rather than a short drive, and doing it on a call schedule is a different proposition from doing it once.
I am on a thirteen week travel assignment. Should I buy?
Usually not, and we will tell you so. Furnished mid term rentals exist here precisely because that timeframe is common, and a purchase rarely makes sense for a single assignment. Where an assignment is likely to extend or repeat, or where you expect to return to the Valley, the calculation changes. The first conversation is about the right housing decision rather than automatically about buying.
Can I find a home before I arrive?
Yes, and most people in this situation have to. Should I buy furnished or unfurnished?
